First we must determine where you will place the home.  If you already have land, then that is half the battle.  If you don't have somewhere to place the home, we will go over options  of where you can place the home as well as the finance options for land and home or community placement.

This will help us determine how much down payment you will need, based on your credit.  I have lenders who work with ALL credit scores, but your score will determine how  much you will need to put down AND which lender to send your application to.

We want YOU to be comfortable with your monthly payment, but we also need the bank to be comfortable with lending you the money for the home you want.  We will look at your income and debts to determine your debt to income ratio in order to guide you to the homes that the bank will approve you for.

Once we have determined what you would need for down payment, and what you would budget for, you can pick out a home that would work with the down payment you have saved, as well as with your personal budget.
